Allow Channel-Specific Property Settings, Rules, Lead Times, and Listing Content
I have been requesting some version of this functionality for several years: Hostfully needs the ability to push different property settings and listing content to different booking channels.
Today, many settings effectively have to be the same across Airbnb, Vrbo, and other connected channels, even when the operational requirements and policies of those channels are very different.
Examples
- Channel-specific lead times
I would like to be able to set a longer booking lead time on channels where we are the merchant of record, such as Vrbo, than on a channel such as Airbnb where payment is handled and guaranteed by the platform.
For direct/merchant-of-record reservations, we may need additional time to:
Review and vet the guest
Verify the payment method
Review potential fraud indicators
Complete any additional screening requirements
There is no operational reason that the lead time needs to be identical across every channel.
- Channel-specific damage deposit disclosures
This is the issue prompting this particular request.
We are implementing a guest damage-protection option through a custom guest portal built with SuiteOp. Guests will have a choice between:
A non-refundable nightly damage-protection fee, or
A refundable security deposit
For Vrbo, this option needs to be disclosed on the public-facing listing. However, we do not want or need the same disclosure displayed on Airbnb.
Currently, there does not appear to be a way in Hostfully to add Vrbo-specific language to the property description without that same language also being pushed to Airbnb.
This forces property managers into a difficult position: either publish channel-specific information on channels where it does not belong, or risk not properly disclosing information on a channel where it is required.
Requested Functionality
Please allow property managers to create channel-specific overrides for property settings and listing content.
At a minimum, this should include:
Booking lead time
Advance booking window
Minimum/maximum stay rules
Cancellation-related settings where supported
Security deposit / damage protection settings
House rules
Fees
Property descriptions
“Things to Know” or similar disclosure fields
Check-in requirements
Other channel-supported listing fields
The ideal setup would be a default property setting in Hostfully with an optional override for each connected channel.
For example:
Default lead time: 1 day
Airbnb override: 1 day
Vrbo override: 3 days
And for listing content:
Default description: Standard property description
Vrbo additional disclosure: Damage protection/security deposit language
Airbnb override: No additional disclosure
Why This Matters
Airbnb, Vrbo, Booking.com, direct bookings, and other channels do not operate under identical rules, payment structures, guest protections, or disclosure requirements.
A PMS should allow professional property managers to manage those differences from within the PMS rather than forcing every channel into one universal configuration.
As Hostfully continues to support larger and more sophisticated property managers, channel-specific controls are becoming operationally necessary rather than simply a convenience.
I would strongly encourage Hostfully to develop a broader channel-override framework rather than addressing these issues one field at a time.
