DAC7 Reporting Export Support for UK/EU Property Managers
Add DAC7-aligned income/activity export functionality to support users managing EU properties who need to meet local tax transparency reporting regulations.
⸻
Problem / User Need
Property managers operating within the UK/EU are required to report rental income under DAC7 regulations.
While platforms like Airbnb and Stripe handle their own reporting as platform operators, PMs must still gather accurate financial data for submissions.
At the moment, Hostfully does not offer a reporting export tailored for DAC7 needs, making the process more manual and time-consuming for users.
⸻
Who This Benefits
✅ UK/EU property managers
✅ PMs earning income through multiple booking channels
✅ Agencies who want streamlined compliance workflows
✅ Hosts concerned about reporting deadlines + potential penalties
⸻
Proposed Solution
Provide a Hostfully export/report that includes DAC7-relevant data such as:
• Gross revenue by listing and by seller/owner
• Booking channel breakdown
• Tax-relevant transaction information
• Ability to generate a downloadable export (CSV or XML)
A phased approach could include:
1️⃣ Standard revenue report with DAC7 necessary fields
2️⃣ More automated XML export to match official submission format
3️⃣ Guidance or inline documentation to support compliance
⸻
Value & Impact
💡 Reduces manual work + risk of error
⏱ Saves time during reporting deadline windows (Jan each year)
✅ Strengthens Hostfully’s competitive offering in EU markets
📈 Encourages growth among EU-based PMs
⸻
Additional Notes
This is not a legal requirement for PMS providers currently, but:
• It is a high-value convenience feature
• It alleviates real user anxiety around compliance deadlines
• Competitors in the EU market have begun providing DAC7 support tools

Direct from HMRC this morning:
Thank you for your email.
I appreciate your new system has caused issues with regards the Digital Platform reporting, but unfortunately, there aren’t any manual ways of submitting the information to HMRC. You will need to submit an XML file containing the information.
I would advise that you review Digital platform reporting XML schema and supporting documents - GOV.UK and the OECD Schema User Guide at Model Rules for Reporting by Digital Platform Operators XML Schema: User Guide for Tax Administrations for further detail on each element. Further guidance on what needs to be reported is held here IEIM904000 - Reporting of Information - HMRC internal manual - GOV.UK -

For all Uk and EU users of this platform this is nothing short of essential and I cant believe this hasn't been on the roadmap - the first requirement to report was jan 25 and Jan 26 is the next deadline for platform operators like us to report on ALL property owners. Without a system that can collate this information in a simple fashion it makes it a near on impossible task - I have 40 properties and growing, imagine how difficult this might be for someone who has 100+
