Ability to set different cancellation policies during different times of the year.
It would be nice if there was an option to set a different cancellation policy during peak season (Strict) and a less strict one during off peak season and also ability to set the policy based on lead time

Hide picture per channel or add different pictures per channel
VRBO has restriction on images (no text for example) that airbnb, booking.com and direct website don't have. I'd like to give more information but because VRBO system I can't use certain images even on airbnb or direct. The easy option will be to hide certain images per channel

Improve Fee Editing UI to Better Differentiate Individual vs. Bulk Fee Updates
When editing a fee from an individual property's Fees page, users expect the changes to apply only to that property. However, if the fee is shared across multiple properties, editing it updates all selected properties, and deselecting properties removes the fee instead of creating a property-specific version.
This behavior is not obvious and is made more confusing by the "Selected Properties" label, which does not clearly indicate that the edit is a bulk update.

Custom amenity and Fee/Tax property selection
When you add a custom amenity or fee/tax from ona property page, then you cannot unselect that property from the list.
You need to enter through another property page with that amenity enabled to be able to unselect. Sometimes this doesn't work.

Have a Booking Lead Time for each Channel
Since Vrbo now allows same day reservations and Airbnb has their midnight based rule, this limit the chances to set a booking lead time where the same day reservations aren't allow but the guest can book until the midnight of the day before the check-in-

Feature Request: Monthly (30+ Day) Pricing Field
We would love to see a dedicated field for 30-day/monthly pricing within the property settings.
Currently, many 30+ day booking channels calculate the monthly rate by multiplying the nightly rate by 30. This often results in an unrealistically high monthly price that is not competitive and discourages potential guests from booking.
Having a dedicated monthly pricing field would allow property managers to:
Set an accurate monthly rate for mid-term stays.
Ensure integrated booking channels display the intended 30-day price.
Eliminate the need for manual adjustments or workarounds on each integration.

Be able to apply the Pricing Rules to more channels
Currently, we can only set pricing rules (bottom of the property's Pricing page) to Direct Bookings, Airbnb, Vrbo and HVMI. It would be convenient to do things here:
1. Select the channels to apply the rules to.

Be able to set tax rates to start on specific dates
I just received a notice from my municipality that they are increasing the tax rates:
If you are a transient lodging provider or intermediary, you must collect the Transient Lodging Tax at the new rate for all stays ending on or after January 1, 2027. Transient lodging tax is based on the date occupancy ends. For stays that begin in 2026 and end on or after January 1, 2027, the increased rate must be applied to the retail price of the entire stay, not just the portion that occurs in 2027.
I cannot make that update to my tax rates…

Ability to set check-in and check-out times to the exact minute
Currently, the Check-in/out time field in the property's Booking Settings only accepts whole hours (for example, 09:00 or 10:00). Times with half-hour intervals, such as 9:30, cannot be entered in the property settings.
It would be great to be able to set up half-hour times.

I have been requesting some version of this functionality for several years: Hostfully needs the ability to push different property settings and listing content to different booking channels.
Today, many settings effectively have to be the same across Airbnb, Vrbo, and other connected channels, even when the operational requirements and policies of those channels are very different.

Be able to set pricing by day of week
For manual pricing, have the ability to set pricing by the day of the week. Currently, on the pricing page, you can only set weekday and weekend adjustment pricing. It would be helpful to be able to set a different price by day of the week, for all weeks, unless overridden on the calendar.
As it currently stands, I'd have to go every Monday, every Tuesday, etc., and manually change the price on the calendar for every one of that day into the future.1 vote -
automatic lockbox code details via main settings page
Hi Team,
I wanted to share a small feature suggestion that I believe would greatly improve efficiency for our operations.
Currently, we have to manually enter the lockbox key code into the checkout details for every booking. It would be much easier if we could instead input the lockbox code once within the property’s main settings page, and have it automatically populate into the checkout details for each reservation.
This would help streamline our workflow, reduce repetitive manual input, and minimise the risk of errors or omissions.

Fee name should drive the classification
It should be that regardless of the name, the "type" should drive the classification. Something to consider. In this case, the name of the tax per the state is literally Hawaii's "Green Fee" so my preference is to be able to call it that. In the meantime, I changed 'fee' to 'tax' in the description. It seems to have took!
If you do change it so that the type drives the classification, please let me know because I'd like to change it back.

Separate BLT field for each channel (vrbo and Airbnb)
Right now Vrbo also allows BLT. But the requirement is different with Airbnb.
For Vrbo: they only allow same-day booking If the booking lead time is under or equal to 12 hours: your Vrbo guests can make same-day reservations.=> no negative value.
While Airbnb allows negative value to allow guests to book after check-in date and same day.
Could you help to try to separate this BLT field for each channel so we can do the negative value for each channel.
