Owner adjustment table should include "Notes" (and maybe allow selecting columns)
Recent changes to the UI for owner adjustments is overall good, but there's two changes that are not good and I'd like you to pass this feedback to your product team.
We NEED the column for Notes to be visible in the table, as it was before the latest update. We use Name to categorize the expense and Notes to spell out what it was. Now I have to painfully click into each row to see if I logged something properly. This is a huge time suck by hiding that.

Override the availability of booked dates to show them available
A guest booked, left early and vacated the house for 2 weeks. The reservation was confirmed and paid. As a PM, I want to open the rest of the dates (2 weeks) without having to cancel or modify the booking.

Please create the option book within a specific period of time, from when the code was sent. i.e. when a guest checks out, they can receive the greatest discount to book with 72 hours of their stay. This would stimulate return bookings. I have seen these offers work at the end of a conference or the like. The best time to book your next trip is while you are enjoying your current one.

Change hold error message from
When I extend the hold on the pipeline if the date range is occupied with another hold, the system shows the error pop-up window that says internal server error
=> would be better for the pop-up window to say "There is already an active open hold for this listing"1 vote -
Pre-Arrival form at property level
I'm working on the pre-arrival form. Some custom fields apply to one property but not the other. The problem is I don't have the ability to customize the pre-arrival form between properties. For example - for one property I need to know certain things. I don't need any of these questions for the other property and would prefer to send them a pre-arrival form with less customization.

Bulk edit pricing periods
I want to have bulk edit feature for different pricing periods. Now I need to click on each pricing period from Properties > Pricing tab to edit them . I want to be able to apply the changes made to one pricing period to selected/ all pricing periods.

Ability to create a custom formula to reflect the owner payout on owner portal
Formula could be:
Owner Payout = Gross Nightly Rate Revenue - PM Commission % - Service Fee
(base on channels)or
if airbnb, owner payout = rent * (1-commission%)- airbnb host service fee
if VRBO, owner payout = rent * (1-commission%)*(1-15%)etc...

Adding "Date Type" & Date range section in Fees/Taxes creation
Date Type as:
- Check-in Date
- Check-out Date
- Reservation Date
- Lead Creation Date
- Occupancy DateSome people would need to set up Fees/Taxes for specific date range, this filter would be much helpful. Otherwise, they have to issue the refunds for those inapplicable reservations which is not really an ideal choice

Merge specific fees into the nightly rate
When a potential guest looks at my nightly rate and breakdown on VRBO or DBS it only shows them a nightly rate because all of the fees are distributed into that nightly rate. Taxes can be shown separately, I have no issue with that

Have a more transparent information about Minimum nights and weekend minimum nights
It might be confusing between Minimum nights and weekend minimum nights in property settings. I just think people will think that the minimum stay requirement would override a minimum weekend requirement.
It would be great to show a more detail in the tooltip to inform users that weekend minimum nights will override minimum nights field.

Set Descriptions by Channel
Have the ability to set at least one of the description fields by channel. For example, if I want to put something in my description to show on Vrbo and my Direct Booking site, but NOT on Airbnb, it would be great to have the ability to show/hide specific content to specific channels.

Navigation
To reduce the number of clicks, and back/forth navigation, it would be optimal to have a left navigation pane on the PMP so that the user doesn't have to click on the drop-down menu each time we want to go into another category. Idea from: str@nopaliproperties.com

Ability to adjust the rent breakdown for Airbnb pre-approved leads
At the moment, for special offers that came from a pre-approval lead, the management fees and pet fee was included directly to rent total.
Now, when pulling the report, we couldn't pull the breakdown of Management fee and pet fee for this booking. I'm thinking of the Fees/order adjustments but I can't come up with an idea to make the rent total to be reflecting the correct amount.
