Add tax options for services
We are legally required to tax services and Add-ons, however, the service provided portal does not allow us to add taxes. Currently we're having to manually build taxes into our pricing for services & Add ons, then our accountant's have to break that information out when the reconcile accounts.
In a perfect world, each property would have a "services tax rate" option, that would apply to any services booked for that property.

Sample Message Flow
I'd like to be able to see exactly what my messages are going to look like to my guest. A "sample" function in templates and triggers would be helpful here, either just for individual messages or with a "complex condition" where I could say "guest books x-property..." and then see ALL the automated messages that would go out to that guest in the order they'd be sent, with all the variables filled with mock information or information I could provide in that complex condition.

Integrate with Swimply
Integrate with Swimply, a pool rental app for hourly rentals that would sync with the STR calendar. For those of us who have properties with pools, this could be a great way to capture hourly rentals just for the pool.

Be notified when guests request a hold
As a VRM, I would like to get a notification when guests request a hold from my Quote sent.
At the moment, when they request a hold, it only directs guests to Hold confirmation page and the status is updated on my Pipeline page, calendar is blocked without notice.

Option to override certain settings to be able to save leads
I would suggest an override button and an adjustment to how this process works.
If I have a customer over the phone that wants to make a payment on an existing reservation and I need to adjust the financials, I should not have to change settings to save the lead. This increases the chance of us not collecting payment or providing great customer service.
I can understand preventing us from changing dates due to overlap, but the whole reservation should not be locked.
We should still be able to adjust names, contact info, add notes, adjust financials, etc.

Add triggers related to check in and check out times
Adding the ability to send warnings to teams when check out and check in times are not between certain working hours, for example somebody checking in at 22:00 would need special care from the team, thus a notification to their whatsapp a couple of hours from the checkin will be very useful and may prevent problems with the guest

Tool box + variables to write mails
When writing an email from the inbox, I miss having a tool box where I can add our signature + logo, or simply put characters in bold, italic, underline... add a link, etc. It would be great also to be able to add variable that automatically translates into the related data within the mail body.
We have tool box (not consistently I've seen) when creating or editing a template, so why not when writing from the inbox?1 vote -

Preview a new property during the set up process
Have a way to preview your property during the set up process without having to go "live" first. This would enable the manager to preview the look and feel for the end user and catch any mistakes, as well as offer the homeowner a chance to see the property before it goes "live" as well (in the case where a property is managed by a company or another person)

Email property List
We need for options to customize the "Email property list" option in calendar. Right now is only English and by default it does not show the dates I was filtering.

Create condition "Job type" for trigger event "Job created"
I'd like to have a trigger fired a Job notification to an assigned service provider based on the Job type when there's a Job created.
In other words, I'd like to have 1 more condition for Job created trigger which "Job type".
And I want all service providers' jobs to be populated under that category.

Property Custom data pushed to enhanced reports
I would like property custom datas (amount, numbers, or any type of info) to be pushed to enhanced reports, within the property fields.
For instance, while I don't want to add a linen fee in the price (because it is included in the cleaning fee), I need the linen fee to appear for each reservation in the report in order to calculate the owner income (Our linen fee is not per guest, the fee depends on the property beds number).1 vote -
Auto refund feature should work for Booking.com reservations
While checking with Davut, we're advised that the system won't auto refund if it recognizes the reservation is from Booking.com.
The auto refund feature should work for all reservations whose payments are processed via Stripe.

Would be great to have more variables for late checkout like extra hours, extra charges, etc... this would be used when a guest pays for a late checkout for example, when they pay for 2 extra hours, the confirmation email should provide the new check out time, and the total hours their reservation has now been extended. Thank you!

Enhance the Calendar showing on DBS mainpage
If the guest goes to a specific property page, they can check the dates that are available (highlighted) and the dates that are booked (greyed out).
On the main page, since it's sorted by locations, which means that if PMs have 3 properties at the same location Show Low, AZ, the system can't provide availability of a single property and ignore the other 2. Therefore, I believe it's by design to show the Calendar this way for all dates.

Option to export the all property calendars at once (i-Cal)
I just checked and Hostaway does have this feature to to export the whole calendar to other channels instead of each listing. It would be much simpler and time saving.

Send guest a refund link for proof purposes
Whenever we refund guests, we have a link that we can all send for proof purposes and they can also see it and monitor.
